We fix the builder topsoil problem
Most new Sage Creek builds get the bare minimum — 1–2 inches of black soil over compacted clay. We add 3–4 inches of proper topsoil before laying sod so the roots have somewhere to go.

Sage Creek is one of Winnipeg's fastest-growing neighbourhoods — and one of the trickiest for new lawns. We do this right.
Sage Creek looks beautiful from the street, but talk to anyone who's lived there a couple of years and you'll hear the same thing: the backyards are tough. Heavy clay, builder topsoil that barely covers it, and grading that often slopes water back toward the foundation instead of away from it.
We've installed in Sage Creek, Royalwood, and the surrounding new builds since the early phases. We know what builders typically leave behind, and we know exactly what it takes to get a lawn that survives more than one Manitoba winter.

If your yard pools after rain, the grade is wrong. We regrade so water moves away from your foundation toward the back lane or drain — and the sod stops getting drowned every spring.
Lots of young families in Sage Creek with dogs and kids. We install artificial turf in side yards, around play structures, and as full backyard solutions for parents who'd rather spend Saturday with their kids than mowing.
Sage Creek sits on heavy clay. New sod laid directly on it without proper topsoil will struggle within a year. We always add enough soil to make a real difference.
Several builder grades in Sage Creek actually pitch toward the foundation. This is a slow basement-leak problem. We fix it during prep so water moves where it should.
Flat backyards in this area pool badly during melt. Regrading and a French drain in problem corners stops it.
"First contractor said the builder's grade was fine. It wasn't. Got them out for a second opinion, they fixed the grade, added soil, and we haven't had a wet basement since. Lawn looks great too."
— Homeowner, Sage Creek
Sometimes — but ask whether they're adding topsoil or laying sod directly on the builder grade. If it's the latter, the lawn won't last. We're happy to come out and give a second opinion before you decide.
